DESIGN BUILD SERVICES
Initial Consultation Every Metro Green project begins with a thorough understanding of your project goals. In an initial consultation, we will work through your project ideas and give you feedback on general design possibilities, potential green/sustainable goals, and general budget parameters for your project. The initial consultation and associated advance work is free of charge. Conceptual Design The conceptual design process and line item budgeting takes one to three weeks depending on the complexity of your project. Through interviews and questionnaires we will gather your thoughts regarding: · The house program (what you want in the house); · The desired aesthetic (what you want the house to look like); and, · Your key sustainability goals: energy efficiency, air quality, environmental impact, and/or resource management. Our team will then put together a conceptual design (3D elevations and sketch floor plans) and a line item projected budget/cost for your project. A limited flat fee is required to move forward through Conceptual Design. Design and Construction Planning Our team works closely with you to develop schematic drawings, energy models and a finalized line item budget suitable for financing. Key activities during this phase will include: 1) improving the design aesthetics and house program to match your family needs; 2) measuring the impact of design on energy efficiency, indoor comfort and day lighting, and making design and/or system adjustments where necessary; 3) developing an agreed list of basic finishes (siding, roofing, flooring, windows) and budgets for finishes to be designated during construction; 4) developing a critical path schedule that will ensure quality and speed of construction; 5) publishing a final line item budget suitable for financing. Construction and Delivery Each construction project is supervised onsite by Patty Shields, Metro Green’s principal. Patty is a LEED accredited professional with a decade of experience in residential construction, from basic renovations to new home construction. Metro Green maintains a limited number of ongoing projects to ensure that Patty can be on site daily during every critical phase of construction. As your project nears completion, we will walk the site with you to review all project details, from exterior landscaping to energy systems and finishes, ensuring that every element of your project is completed to your satisfaction and all systems are working smoothly. At the end of your project, Metro Green will provide you with a working handbook, outlining all workmanship, system and material warranties, as well as suggestions for long term maintenance of your systems and finishes. It is our goal to build both sustainable homes and sustained relationships with our clients.
